The 414-hectare Isithebe Industrial Estate, strategically located in Mandeni between the ports of Durban and Richards Bay, is one of KwaZulu-Natal’s leading industrial hubs. Ithala provides a fully integrated property management service, including industrial property leasing, maintenance, and the delivery of essential services such as water and electricity supply, waste management, sewage disposal, and fire protection.
The estate accommodates both Ithala-owned and privately owned industrial facilities, supporting a diverse mix of manufacturing and industrial businesses. As a major contributor to the regional economy, Isithebe sustains an estimated 15,000 to 20,000 direct jobs. The 640-hectare Ezakheni Industrial Estate, located in Ladysmith, occupies a strategic position between Durban—Africa’s busiest port—and Gauteng, South Africa’s largest consumer market. The estate serves as a key manufacturing and logistics hub, supporting regional economic development and sustaining approximately 15,000 direct jobs.
Ezakheni is home to a diverse mix of large, medium, and small enterprises operating across sectors including textiles and clothing, school furniture, plastics, welding consumables, packaging, injection moulding, refrigeration, animal feed, footwear, and stationery manufacturing. The estate has also been identified for the development of an Industrial Hub, which is expected to attract further investment, stimulate economic growth, and create additional employment opportunities.
Madadeni Industrial Estate
Gross Lettable Area (GLA): 43,110m²
Developed in 1983, the Madadeni Industrial Estate is the smallest of Ithala’s three industrial estates. Located adjacent to Madadeni Township, approximately 17 km from Newcastle, the estate provides affordable industrial space that supports local manufacturing and employment.
The estate is home to businesses primarily operating in the clothing and textile sector, including cut, make and trim (CMT) manufacturers, bedding manufacturers, and one of South Africa’s largest fibre manufacturing facilities. Collectively, these businesses provide employment for approximately 5,000 people, making a significant contribution to the local economy.
